From Glenwood Springs take I-70 West for 10 miles to Exit 105 (New Castle). At the end of the ramp, turn right and cross over Hwy 6, then continue straight on Castle Valley Blvd. through the stop signs for 2 miles to a “T” intersection. Turn right on CR 245 (Buford Rd).
 
Go 1.1 miles and bear left, continue an additional 5.3 miles and road becomes Grass Valley Road (CR226). Make a hard right onto North Cut Off (CR 247). Go 2.5 miles and turn Left onto CR 245 . Go 6 miles to beginning of Property. Proceed 6/10 mile to lower road exit of Property and continue 1.3 miles to upper entrance of Property where auction staff will be located for preview.
 

Basic Terms & Conditions

 
PROCEDURE: Tracts 1-34 will be offered in individual tracts, in any combination of these tracts, and in its entirety. Any qualified registered bidder may bid on tracts, tract combinations, and the total property.
DEPOSIT: Successful bidders shall deliver on day of sale to Woltz & Associates Inc., 10% of the final contract sales price as an escrow deposit via cash, cashier’s check, or pre-approved personal check. A bank letter stating “____________, account number ________, is a customer of this bank in good standing” should accompany personal checks. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
SELLER FINANCING: Registered Bidders who have been approved for Seller financing prior to the auction will be required to pay a minimum down payment of 25% in cash (which includes the 10% deposit day of sale) and may finance up to 75% of the purchase price with an annual interest rate of 6.99%, amortized for 20 years with a balloon payment due at the end of year five (5).
MINIMUM BIDS: Some tracts show minimum bids “per acre”. Tracts will be sold by the “boundary”, which is the total acreage of the tract.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the final high bid price to determine the total purchase contract price (i.e. high bid $100,000 + 5% buyer’s premium = $105,000 as the purchase contract price).
REAL ESTATE TAXES: All real estate taxes shall be prorated at closing.
CLOSING: Tracts 12, 13, 14, 15, & 16 shall close on or before November 10, 2003 and all other tracts shall close on or before August 26, 2003, or as soon thereafter as Seller’s applicable closing documents are completed and can be scheduled with Stewart Title Company. Announcements on the day of the auction will state the projected closing date for each property.
POSSESSION: Possession of the property shall be given at closing.
PROPERTY INSPECTION: Each potential bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Please feel free to inspect any other time. AUCTION SALE: Sale 1 – Tracts 4 thru 7; Sale 2 – Tract 8; and Sale 4 – Tracts 1 and 2 will be sold absolute to the high bidder. Sale 1 – Tracts 1 and 2; Sale 2 – Tract 3; Sale 3; Sale 5 – Tracts 1 thru 6; and Sale 6 will be sold subject to Seller confirmation of the high bid.
ALL SALES ARE FINAL: All property is auctioned “AS IS, WHERE IS” with all faults in its
condition at the time of sale without recourse by way of refund, reduction of the purchase price, or otherwise. Bidders should perform such independent investigation with respect to the property as they deem necessary or appropriate.
LIABILITY: Bidders inspecting property enter at their own risk. Auction Company assumes no risk for bodily injury or damage to personal property.
