This Eastern Shore of Virginia growing and packing operation consists of 10 parcels of productive farmland, a 32,475± square foot packing facility and multiple employee housing facilities for over 580 workers. The properties are located in Accomack County along the Eastern Shore of Virginia, between New Church and Belle Haven.

The farmland includes 998± total acres, consisting of 557± farmable acres, with the balance in timber (a large percentage of which is merchantable), wetlands, ponds and interior roads. There are 14 wells and 4 ponds throughout the properties used to irrigate the farmland. Historically, the operator has grown tomatoes, watermelons, cantaloupes, soybeans, corn and other grain and vegetables.

The 32,475± square foot packing facility locate in Tasley, VA has historically been used for packing, cooling, and distributing grape tomatoes. This facility can be utilized for numerous business purposes, in particular, any crop requiring refrigerated warehouse space. Note that the tomato packing line currently in the facility is excluded from the sale.

Complementing the farms and packing facility offered at this auction are five labor camps and five labor homes providing capacity for up to 580 workers and managers. These facilities are strategically located to provide convenient and efficient transportation to farms and facilities throughout the Eastern Shore.

Tract 1 – The Wessells Farm, situated on Matthews Road southwest of Bloxom in Accomack County, features 164± total acres, 92.5± of which are farmable. This property has 1 irrigation pond.

Tracts 2-7 – The Virginia Farm, located at intersection of Logan Rd. & Stone House Rd., southeast of Onley, in Accomack County, consists of 460± acres with 273.8± acres farmable. The farm is adjacent to a residential housing development and is minutes from Walmart in Onley, VA. The property is irrigated by fourteen wells. The property is divided into 6 tracts.

Tract 2 – 157± acres, 116.9± acres farmable with 10 wells. Frontage along Stone House Rd. and Logan Rd.

Tract 3 – 224± acres, 122.9± acres farmable with 4 wells and 18± acres of merchantable timber. Frontage along Logan Rd.

Tract 4 – 16± acres, 15± acres farmable. Frontage along Stone House Rd.

Tract 8 – The Killmon Farm is located near the intersection of Big Pine Rd. and Coal Kiln Rd. just north of Exmore in Accomack County. The property consists of 124± acres, 69.7± acres of which are farmable and has one pond for irrigation and one well for non-irrigation use.

Tract 9 – The Drewer Farm features 192± acres with 91.8± farmable acres. The farm is located on the south side of Indian Trail Rd. north of Shields Bridge Rd. east of Craddockville. The property is irrigated by one pond and has one well for non-irrigation use.

Tract 10 – The Jacobs Farm consists of 58± acres with 29.3± acres farmable. The farm is situated on the north side of Indian Trail Rd. north of Shields Bridge Rd. east of Craddockville. This property is non-irrigated.

Tracts 11-13 – Tasley Commercial Lot, Packing House, and Labor Camp

Tract 11 – The Tasley Depot sits on 1.8 acres of land with road frontage on Taylor Rd.

Tract 12 – The Tasley Packing House is located on 4± acres on Coastal Blvd. The 32,475± square foot packaging and warehouse facility is ideally situated for multiple commercial uses. It includes 11 loading docks, 5 coolers totaling 15,675± sq ft of cooling capacity, 2,300± sq ft of office space, and a large mezzanine.

Tract 13 – The Tasley Labor Camp sits on 20± acres along Taylor Rd. with housing for up to 70 workers.

Tract 14 – Kelly Labor Camp

The Kelly Labor Camp is located on 3± acres, west of US Hwy 13 in New Church, on Depot St. It features dormitory-type housing for up to 164 workers.

Tract 15 – Gargatha Labor Camp

The Gargatha Labor Camp is approximately 0.5 miles south of Gargatha on US Highway 13 Accomack County. The facility sits on 2± acres of land and has housing for up to 60 workers.

Tract 16 – Emaline Labor Camp
ADDRESS: 24394 Fisher Road, Parksley, VA 23421
The Emaline Labor Camp is located southeast of Parksley, approx. 0.5 miles east of Greenbush Rd. on Fisher Rd. The facility sits on 10± acres of land and has housing for up to 200 workers.

Tract 17 – Dennis Drive Labor Homes

Tract 18 – Lakeview House & Motel

The Lakeview House and Motel features a single family residence and a motel that’s been converted into labor housing for 90 workers. The property sits on 5± acres on the east side of Front St. just north of Accomac, VA.

Tract 19 – Wayside Drive Residence
ADDRESS: 17081 Wayside Drive, Painter, VA 23420
The Wayside Drive Residence is a single-family home previously used for year-round employee housing. It is located on 0.75 acres of land.

PROCEDURE:The property will be offered in 19 individual tracts, any combination of tracts, or as a whole property. The property will be sold in the manner resulting in the highest total sale price.

BIDDERS: Bidders must register at the auction and must be of legal capacity to enter into an agreement to purchase.  All bidders must provide their name, company (if applicable), mailing address, phone number and email address (the “Buyer Information”) prior to the auction. By registering, bidders represent and warrant any and all Buyer Information is accurate and complete and agree to abide by the Auction Terms & Conditions.

BUYER’S PREMIUM: A Buyer’s Premium of five percent (5%) of the successful bid price will be due from Buyer(s) at closing. The Buyer’s Premium will be added to the final bid price to determine the total contract purchase price.

DOWN PAYMENT: A ten percent (10%) non-refundable down payment of the total contract purchase price will be due immediately after being declared the Buyer. The down payment may be paid in the form of personal check, business check, or cashier’s check. The balance of the contract purchase price is due in cash at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

POSSESSION:Possession shall be given at closing subject to any remaining rights of the tenant on the existing farm lease that affects Tracts 2, 4, 5, and 10.  All 2018 farm income shall be retained by Seller.

ACCEPTANCE OF BID PRICES: All successful bidders shall sign an agreement to purchase at the auction site immediately following the close of bidding.  All prior offers, acceptances, oral representations, agreements and writings between the parties shall be of no force or effect until such time the parties enter into an agreement to purchase.  All final bid prices are subject to approval or rejection by Seller in its sole discretion.

CLOSING: Anticipated closing date is on or before December 31, 2018, or as soon as all necessary closing documents are available.

SURVEY, ACREAGE AND SQUARE FOOTAGE:  No survey will be provided by Seller. All advertised acreages and square footages are approximate and have been estimated based on legal descriptions, tax records, and/or aerial photographs. Should a discrepancy exist between the actual acreage and/or the actual square footage and the advertised amounts, the contract purchase price shall not be adjusted to reflect the actual acreage or the actual square footage.

TITLE: Seller shall furnish the Buyer(s) at Buyer’s expense an Owner’s Policy of Title Insurance in the amount of the purchase price and agrees to provide and execute a quit claim deed sufficient to convey title to the real estate to the Buyer(s).

REAL ESTATE TAXES AND ASSESSMENTS: The 2018 calendar year taxes shall be prorated to the date of closing. Seller will be responsible for all prior taxes and Buyer(s) will be responsible for all subsequent taxes.  Special assessments, if any, shall be paid by Buyer(s).

EASEMENTS, ENCUMBRANCES & LIENS: Sale of the property is subject to any and all recorded or apparent easements, encumbrances, and liens, if any.

WATER PERMITS: The wells on Tracts 2 & 3 on the property are permitted by the Commonwealth of Virginia Department of Environmental Quality. If the property is sold as a whole, Seller will request the permits to be transferred to the successful Buyer to the extent same is transferable.  If the property is sold in multiple tracts, Seller shall request the permits to be transferred based on the specific tracts on which the wells are located to the extent same is transferable.  Any costs to effectuate such transfers of permits shall be paid by Buyer.

MINERAL RIGHTS: Sale of the property shall include all mineral rights owned by Seller, if any.

AGENCY: The Auction Company (including its representatives) is the exclusive agent of the Seller.
