From US Rt. 460: Take the Leesville Rd. (Rt. 682) exit. Turn onto Rt. 682 North. Go 0.8 mi. and turn right onto Waterlick Rd. (Rt. 622). Go 0.6 mi. to property on right.  Address:  1610 Waterlick Rd., Lynchburg, VA 24501.

From US Rt. 460 Business East (Timberlake Rd.):  From the intersection of Timberlake Rd. (Rt. US 460 Business) & Waterlick Rd. (Rt. 622) at Waterlick Plaza, turn right onto Waterlick Rd. (Rt. 622) heading south. Follow Waterlick Rd. for 1.6 mi. to property on right.  Address:  1610 Waterlick Rd., Lynchburg, VA  24501.

From Rt. 29 North (Wards Rd.):  Turn left onto Rt. 622 (Lynbrook Rd.). Go 2.5 mi. and turn right onto Lawyers Rd. (Rt. 683). Go 0.10 mi. and turn left on Rt. 622 (Waterlick Rd.). Property is 1.4 mi. on left. Address:  1610 Waterlick Rd., Lynchburg, VA  24501.

Terms & Conditions

  1. REGISTRATION:  Bids will be accepted only from registered bidders. Registration begins on site at 11:00 AM.  Please bring a driver’s license for identification.
  2. TERMS OF SALE:  All property is sold “AS IS, WHERE IS.”  Bidders should perform such independent investigation with respect to the property as they deem necessary or appropriate. ALL SALES ARE FINAL. 
  3. AGENCY:  THE AUCTION COMPANY AND ITS REPRESENTATIVES REPRESENT THE SELLER, LEIGHTON S. HOUCK, SUBSTITUTE TRUSTEE.
  4. ANNOUNCEMENTS: Announcements day of sale take precedence over all prior communications, verbal and written, concerning this sale. The Trustee may amend or supplement the terms of sale by verbal or written announcements before bidding commences.
  5. BIDDING:  The auctioneer will determine bid increments. The secured creditor my bid to protect its interest.
  6. BUYER’S PREMIUM:  A Buyer’s Premium will be charged. The Buyer’s Premium on real estate is five percent (5%) of the high bid amount. The Buyer’s Premium is added to the high bid amount to determine the sale price.
  7. DEPOSIT:  A deposit in the amount of ten percent (10%) of the sale price (high bid plus Buyer’s Premium) will be required on day sale. The deposit is payable by cash, cashier’s check made payable to Caskie & Frost, P.C. Trust Account or wire transfer into Substitute Trustee’s Trust Account on sale day.  
  8. CLOSING DATE FOR REAL ESTATE:  The balance of the purchase price is due at settlement on or before April 12, 2010.
  9. TRANSFER OF TITLE TO REAL ESTATE:  The real estate will be conveyed by special warranty deed subject, however, to any recorded and unrecorded liens, easements, conditions and restrictions and all other matters of record in the Clerk’s Office of the Circuit Court of Campbell County, Virginia.
  10. FINANCING:  The sale of the real estate is a cash transaction and is not conditioned upon the bidder obtaining financing. Bidders should arrange any necessary financing prior to registering to bid.
  11. BIDDER PACKET:  A Bidder Packet with information regarding the real estate will be available from the Auction Company and posted at www.woltz.com.
