Tracts 1 – 7: Fayette County – 1584 Acres. This property offers wild and wonderful West Virginia at its best. Located just above Thurmond with its historic church, old homes and Amtrack train station, gives this property a perch overlooking the New River Gorge. Most tracts front on the New River Gorge National River Park. All tracts have road frontage, incredible views and lots of great hunting and recreational land.

Directions: From Beckley go north on Highway 19 and turn right at the Glen Jean exit. Go north on Highway 16 for .4 mile. Turn right towards Thurmond. Go 50 yards and turn left on Thurmond Road at old stone bank. Go 50 yards and bear left at fork on Thurmond Road. Go 6.1 miles and bear left at old Thurmond Depot.  Cross bridge over the New River Gorge. At railroad station continue up the hill on Thurmond Road for an additional .4 mile and bear right at fork in the road. Go 2.6 miles and property starts on the right for a short distance then leaves the road frontage but continues again after an additional mile. Property is then on both sides. Continue to view all tracts.

Directions: From I-64, exit 156, go north towards Rupert on Highway 60 for 2.5 miles. Turn right on Kieffer Road (CR 8). Directions: West entrance: From I-64, take Highway 60 East for .3 mile and turn right on Sam Black Church Road (60/5). Go 3.1 miles (Becomes Hundley Road). Turn left on Smoot Road ( Hwy 27). Go .1 mile and turn left on Blue Sulphur Springs Road. Go 1 mile and property entrance is on the left.

Continue 10.3 miles and turn right on Highway 3 west, at the intersection of Highway 3 and Highway 99 at stoplight in Glen Daniel. Go 14.5 miles to Naoma and turn left on Peach Tree Road (CR 10). Go 2.2 miles and turn right on Drews Creek road (10/1). Go .5 mile and turn right on June Court Road (901/38). Go .1 mile and property is on left.

Directions: From Exit 42 off of I-77, go west on Highway 3 for .3 mile. Highway 3 bears to the left. Go 1.6 miles and turn left at stop sign onto Sand Lick Road. Go .7 mile and turn right on Dillons Mill Road. Go .4 mile to red gate on left. Pass through gate but please close behind you. Go through second gate at other end of pasture (Please close). Go .1 mile and property starts on both sides.

Tract 23: Fayette County – 145 Acres. This tract supports a stand of upland hardwoods making it a great hunting tract with future timber returns. The tract is accessed from old county road through property.

Directions: From I-77 exit 54 at Pax exit to the east towards Mt. Hope/Pax. Turn right at Route 27 towards Mt. Hope. Go .3 mile and turn right on Paint Creek Road at BP Station. Go .7 mile and turn left on Willis Branch Loop. Go .3 mile and turn left on Knob Branch Road. Go 100 yards and bear left at first fork. Go 1.1 miles and property starts on both sides.

Tract 24: Fayette County – 137 Acres. Excellent wildlife habitat and interior trails make this a great potential hunting tract. There is currently no legal access to this tract.

Directions: From the intersection of Highway 19 and Highway 16 at north Beckley, take Highway 16 north through Bradley for 3.3 miles. Continue on Highway 16 at fork and go .8 mile and turn right on Route 61 south towards Prince. Go 4.3 miles and turn left on Highway 41 north towards Prince. Go 19.8 miles and turn right on White Oak Road (41/7). Go .5 mile and turn left on unmarked county road (41/25) just past White Oak Church. Go 1.3 miles and turn right just before red gate at the end of the road. Follow the trail for 1.2 miles.

Tract 25: Fayette County – 10 Acres. This tract supports a stand of upland hardwoods. There is currently no legal access.

Directions: From Beckley, go north on I-77 for 7.2 miles take exit 54, go left on Coal River Road (Route 23/2). Go .4 mile, turn right on unnamed dirt road. Go approximately 1 mile, tract is on left. No legal access.

Tract 26: Fayette County – 70 Acres. These two parcels of hardwood timber have no legal access.

Directions: Take Exit 48 off I-77, go north on Route 19 for 3 miles to stop light, turn left on Route 1 (Maple Fork Road). Take immediate right on Old Pax Road (Route 1/27), go .8 mile. Tracts are on left, .3 mile off county road. No access.

Take Exit 45 on I-64/I-77 at Beckley, West Virginia and go to end of ramp. Tamarack, with its red peaked roof is located on the right.

Terms and Conditions

REGISTRATION: Bids will be accepted only from registered bidders. Registration begins at 9:30 AM. Please bring a driver’s license for identification.
AUCTION SALE:All property will be sold subject to confirmation of the high bid by the Seller. ALL CONFIRMED SALES ARE FINAL: All property is auctioned “AS IS, WHERE IS” with all faults in its condition at the time of sale without recourse by way of refund, reduction of the purchase price, or otherwise. Bidders should perform such independent investigation with respect to the property as they deem necessary or appropriate prior to the auction.
FINANCING: Your bidding and purchase of the property is not conditional upon financing. Be sure you have arranged financing, if needed, and are capable of paying cash at closing.
LIABILITY: Bidders inspecting property enter at their own risk. Auction Company assumes no risk for bodily injury or damage to personal property.
BIDDING: Qualified bidders may bid on individual tracts, any grouping of tracts or on the whole property. The auctioneer will determine all bid increments. All decisions by the auctioneer regarding bid acceptance are final.
ANNOUNCEMENTS: Announcements on day of sale take precedence over all prior releases, verbal and written, concerning this auction sale.
BUYER’S PREMIUM: The Buyer’s Premium on the real estate is 5% of the high bid amount. The Buyer’s Premium will be added to the high bid to determine the final sale price.
AGENCY: The Auction Company and its representatives represent the Seller, Cranberry Hardwoods, Inc.
REAL ESTATE DEPOSIT: A deposit in the amount of ten percent (10%) of the contract sale price will be required on day of sale. The deposit is payable by cash, cashier’s check, or pre-approved personal check payable to Woltz & Associates, Inc. Trust Fund Account. Personal checks will be approved if the Buyer presents a bank letter stating that the Buyer is a customer of the bank and the checking account is in good standing.
REAL ESTATE DEED: The real estate will be conveyed by general warranty deed free and clear of liens, subject, however, to any rights of way, easements and restrictions of record. The balance of the purchase price is due at settlement on or before December 15, 2009. There will be no assigning of tracts or deeds between bidders. Tracts will be deeded in the manner purchased at the auction.
