Directions

From Harrogate, TN at junction of Hwy 63 and Hwy 25E take 25E south for 4.9 miles.  Turn right on Dogwood Heights Rd., go 8/10 of a mile and turn right on Goins Chapel Rd., go 1.1 miles and turn right on Day Rd., go 1.2 miles and turn right on Ridge Rd. and the property is on the left.

From New Tazewell TN at the junction of 33 and 25E take 25E north for 2.2 miles and turn left on Dogwood Heights Rd., go 1.2 miles and turn left on Goins Chapel Rd., go 1.1 miles and turn right on Day Rd., go 1.2 miles and turn right on Ridge Rd. and the property is on the left.

Directions to Auction Site: From the property, take 25 E North for 4.9± miles to Harrogate, TN and LMU.

Attention Brokers: 5% Broker Participation

Any appropriately licensed broker whose agent properly registers the successful high bidder will be paid a 5% commission based upon the contract sales price at settlement by the Seller. Application must be on a Woltz & Associates, Inc. Broker Participation Application form and contain the name, address and signature of agent and prospect as well as the Broker’s license number and Federal Tax ID number. The form must be received
in the offices of Woltz & Associates, Inc. by 5:00 PM, Thursday, May 28, 2009. Agent must show the prospective buyer the property and sign in at the open house, if attended by prospective buyer, attend the sale, and
co-register with prospective Buyer on auction day. Only the first agent to register the high bidder will be eligible for a commission. Agents acting as principals buying on their own account, on behalf of family members, other licensed real estate agents, or who represent prospects that have had prior contact with Seller or Auction Company are not eligible. Terms and Conditions

  1. REGISTRATION: Bids will be accepted only from registered bidders. Registration begins at 10:00a.m. Please bring a driver’s license for identification.
  2. BIDDER PACKETS: Preliminary Bidder Packets will be available during the property inspections and upon request from the Auction Company.
  3. TERMS OF SALE: The real estate is being sold subject to seller confirmation. All property is sold “AS IS, WHERE IS.” Bidders should perform such independent investigation with respect to the property as they deem necessary or appropriate. ALL CONFIRMED SALES ARE FINAL.
  4. ANNOUNCEMENTS: Announcements day of sale take precedence over all prior releases, verbal and written, concerning this sale.
  5. BIDDING: Registered bidders may bid on individual tracts of land, any grouping of tracts or on the whole property.
  6. BUYER’S PREMIUM: A Buyer’s Premium of five percent (5%) of the high bid amount will be charged. The Buyer’s Premium is added to the high bid amount to determine the sale price.
  7. DEPOSIT: A deposit in the amount of ten percent (10%) of the sale price (high bid plus Buyer’s Premium) will be required on day of sale. The deposit is payable by cash, cashier’s check, or personal check made payable to Woltz & Associates, Inc. Escrow Account.
  8. CASH CONTRACT: Your purchase is NOT subject to obtaining financing. Arrange financing prior to sale day if needed.
  9. REAL ESTATE CLOSING DATE: The balance of the purchase price for real estate is due at settlement on or before July 15, 2009.
  10. TRANSFER OF TITLE: The real estate will be conveyed by general warranty deed free and clear of all monetary liens and indebtedness, subject, however, to any recorded conditions, easements and restrictions and to unrecorded leases which will be disclosed in the Bidder Packet.
  11. AGENCY: THE AUCTION COMPANY AND ITS REPRESENTATIVES REPRESENT THE SELLER.
