Basic Terms and Conditions:

1. The sales are being conducted by Alan E. Ferguson, Substitute Trustee. A copy of the Notice of Substitute Trustee’s Foreclosure Sale of Real Property for each property is available for review at www.woltz.com, and states the terms of the sale which are controlling if there is any conflict with this summary of basic terms.
   
2. This brochure is for informational purposes and is not a legal ad or notice.
   
3. All information provided by the Auction Company is obtained from sources it believes are reliable; however, it is not warranted. Potential bidders are responsible for conducting their own independent inspections, investigations, inquiries and due diligence regarding the properties. Inspections of the properties are at the potential bidder’s own risk.
   
4. All property is being offered for sale, transfer and conveyance “AS IS, WHERE IS.” The properties are being sold subject to all prior liens, unpaid taxes, matters of survey, restrictions, encumbrances, leases and easements of record, and assessments, if any.
   
5. Announcements day of sale take precedence over all prior releases, verbal and written, concerning this sale.
   
6. Deposits: The successful bidder may be required to deposit with the Substitute Trustee immediately upon conclusion of the sale a cash deposit not to exceed the greater of five percent (5%) of the amount of the bid or $750. Any successful bidder shall be required to tender the full balance of the purchase price so bid in cash or certified check at the time the Substitute Trustee tenders to him a deed for the property or attempts to tender such deed. The sale will be held open ten (10) days for upset bids as required by law.
