location mapFrom I-81 at Exit 1 B (This is the Gate City Hwy 58 & 421). Take Hwy 58 west and 421 North for 4.4 miles to Auction sale site, continue 6.4 miles and turn right on SR 615 towards Mendota. Property is located on Hwy 58 and on SR 615 on your left. To get to the river property and tracts 34-38 continue on SR 615 for 2.2 miles and tracts 34-38 are on your left. For the river stay on SR 615 for 2.7 miles, bear left on SR 614 for 1/10 of a mile to Mendota. Turn left on SR 614 go 2 miles to property on the left.

From Kingsport Tn. Take the J.B. Dennis Hwy (Hwy 93) north for 4 miles into Virginia. In Va. The road changes to Hwy 224. Continue north for 3 miles to stop sign. Take Hwy 58 east and Hwy 421 south. Go 4.5 miles to Hiltons Va. For the river front tracts turn left at Hiltons on SR 790 (Follow signs to the Carter Fold) travel 1/10 of a mile and bear right on SR 614 go 7 miles to property on both sides of the road. To get to the Hwy 58 tracts continue on Hwy 58 and Hwy 421 through Hiltons for 8.5 miles to property on the left on Hwy 58. Turn left on SR 615 and property is on your left.


Auction Terms and Conditions:
  1. REGISTRATION: Bids will be accepted only from registered bidders. Registration begins at 11:00 a.m. Bring a driver's license for identification.
  2. AUCTION SALE: All property will be sold absolute to the high bidder. ALL SALES ARE FINAL: All bidders are responsible to determine the age, description and condition of all purchased items and should inspect before bidding. All property is auctioned "AS IS, WHERE IS" with all faults in its condition at the time of sale without recourse by way of refund, reduction of the purchase price, or otherwise. Bidders should perform such independent investigation with respect to the property as they deem necessary or appropriate.
  3. PROPERTY IDENTIFICATION AND SALE ORDER: All property will be sold by the Auction Tract Number and not by the survey tract number. Tracts will be offered individually and in combinations as determined by the bidders.
  4. ANNOUNCEMENTS: Announcements on day of sale take precedence over all prior releases,verbal and written, concerning this auction sale.
  5. BUYER'S PREMIUM: The Buyer's Premium on the real estate is 5% of the high bid amount. The Buyer's Premium will be added to the high bid to determine the final sale price.
  6. AGENCY: THE AUCTION COMPANY AND ITS REPRESENTATIVES REPRESENT THE SELLER.
  7. REAL ESTATE DEPOSIT: A deposit in the amount of ten percent (10%) of the contract sale price will be required on day of sale. The deposit is payable by cash, cashier's check or pre-approved personal check payable to Woltz & Associates, Inc. Escrow Account. Personal checks will be approved if the Buyer presents a bank letter stating that the Buyer is a customer of the bank and the checking account is in good standing.
  8. REAL ESTATE DEED: The real estate will be conveyed by general warranty deed free and clear of liens, subject, however, to any rights of way, easements and restrictions of record. The balance of the purchase price is due at settlement on or before August 1, 2006.
