Directions:
The property is located off Rt. 92, South of Crawford, CO. Going south from Crawford on Rt. 92, continue past the Crawford Reservoir. Just beyond that, is a sign on the right that points to “The Black Canyon of the Gunnison National Park”. Turn here onto Black Canyon Road and follow the signs and the paved road toward the park. (You will turn several times while doing this.) After approximately 6 miles, you will cross a cattle guard from the paved road to a dirt road. Continue from there approximately 1.2 miles to a “Y” intersection in a curve. Bear to the left onto Poison Springs Road and continue about 2 miles to the gated entrance to “Bramlett’s Black Canyon Bulls”. Go through the gate, bear left and go .6 miles to the lodge and cabin or go straight to view the rest of the property. Map below shows location of Crawford, CO.

Basic Terms & Conditions:
PROCEDURE: Tracts 1-48 will be offered in individual tracts, in any combination of these tracts, and in its entirety. Any qualified registered bidder may bid on tracts, tract combinations, and the total property.
DEPOSIT: Successful bidders shall deliver on day of sale to Woltz & Associates Inc., 10% of the final contract sales price as an escrow deposit via cash, cashier’s check, or pre-approved personal check. A bank letter stating “____________, account number ________, is a customer of this bank in good standing” should accompany personal checks. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING. Deposit checks should be payable to Montrose County Abstract Company.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the final high bid price to determine the total purchase contract price (i.e. high bid $100,000 + 5% buyer’s premium = $105,000 as the purchase contract price).
REAL ESTATE TAXES: All real estate taxes shall be prorated at closing.
CLOSING: Tracts shall close on or before July 26th, 2004 , or as soon thereafter as Seller’s applicable closing documents are completed and can be scheduled with Montrose County Abstract Company.
POSSESSION: Possession of the property shall be given at closing.
PROPERTY INSPECTION: Each potential bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Please feel free to inspect any other time. Also, tracts are marked with surveyor’s corner markers along roadways and there are auction tract signs for your convenience. Please inspect each tract before bidding.
TRACT #1: The boulders on Tract #1 do not pass with the land. The boulders will be removed by August 31, 2004.
